The market is about right: rising warehouse rents should lift earnings, but higher financing costs and the SEGRO acquisition limit the upside. My twelve-month target is $134.00, with no assumption that interest rates fall.
Key points
- $6.70 a share is my 2027 forecast for recurring property earnings.
- 6.5% growth in existing-building cash profit supports my forecast.
- $134.00 a share is my twelve-month target; expansion costs restrain returns.
The call
The market is about right. At 20 times recurring property earnings, today's price requires approximately $6.35 a share next year, only slightly above 2026 guidance. Core FFO, the company's earnings measure excluding property depreciation and specified gains, is not cash available to shareholders.

I expect better earnings, not a dramatic recovery. Lease renewals should lift existing-building cash profit by 6.5% in 2027, while completed developments add income. But financing, share issuance and SEGRO integration absorb part of that improvement. The cash bridge above shows why building upkeep and tenant turnover cannot be ignored.
Valuation
| Driver | Estimate |
|---|
| 2026 Core FFO guidance midpoint | $6.27 a share |
| My net increase for 2027 | $0.43 a share |
| My 2027 Core FFO | $6.70 a share |
| Core property earnings multiple | 19.5 times |
| Data-center opportunity premium | $3.35 a share |
| Twelve-month target | $134.00 a share |
The multiple rewards global scale and contractual rent growth, but assumes no interest-rate relief. The separate data-center premium recognizes scarce powered land, not completed capacity, and disappears if signed projects stop progressing. My stronger-demand scenario reaches $156.20, versus $103.70 with weaker earnings and a lower multiple; that balance supports Hold.
Higher rates can outweigh better warehouse earningsAnalyst sensitivity: 2027 Core FFO forecast of $6.70 a share; October 15, 2026. Line is verified share price.
Risks
- Rates stay higher: watch refinancing costs and property-sale yields, the annual income buyers demand relative to purchase prices.
- Demand disappoints: watch occupancy and renewal increases; recent share-price weakness argues against assuming an effortless recovery.
- Expansion consumes cash: watch SEGRO financing and utility delivery dates; its improving rents have not prevented property-value declines.
What would change my mind
I would reconsider if 2027 guidance puts Core FFO below $6.35 a share, or above $7.00 with improving occupancy and no additional acquisition dilution.
