The market is too pessimistic about next year's lending profits. New commercial customers and replacement of low-yielding securities should outweigh higher deposit costs, supporting a $245.16 twelve-month target without assuming another acquisition.
Key points
- $18.1 billion of net interest income in 2027 underpins my forecast.
- 40% of third-quarter commercial-and-industrial loan growth came from financial firms.
- $245.16 a share is my October 2027 target; initiate Buy.
The call
The market is too pessimistic. At my 11.5-times earnings multiple, today's price requires $16.8 billion of 2027 net interest income, the interest earned after funding costs. That implies a 2.87% net interest margin, interest profit relative to earning assets, using my balance-sheet and expense assumptions.
Commercial loan growth reaches beyond financial firms ($ billions)Source: PNC October 15, 2026 supplement, Table 5; quarter-end balances.
Customer growth should lift profits despite thinner loan spreads. My forecast assumes slower lending growth and no further acquisition benefit. Replacing low-yielding securities adds income without finding new borrowers. The shares' sharp three-month underperformance warns against assuming success; January's outlook must confirm that customer growth produces earnings.
Valuation
| Driver | My estimate |
|---|
| 2027 net interest income | $18.1 billion |
| 2027 total revenue | $28.2 billion |
| 2027 operating expenses | $16.0 billion |
| 2027 earnings per share | $21.32 |
| October 2027 earnings multiple | 11.5 times |
| October 2027 target | $245.16 a share |
I assume $590 billion of average earning assets and a 3.09% net interest margin in 2027. The earnings calculation includes $1.3 billion of credit provisions, money reserved for expected losses, and 392 million diluted shares. My multiple rewards national customer growth modestly but respects funding and capital risk; illustrative outcomes of $180 in a downturn and $300 with stronger execution support Buy, not Strong Buy.
Higher deposit costs can erase the upsideOur calculation: extra 2027 cost on $360 billion of deposits; 20% tax, 392 million shares, 11.5 times earnings.
Risks
- Deposits become more expensive: watch whether interest-bearing deposit costs rise faster than asset yields.
- Commercial growth brings hidden concentration: watch financial-services exposure and new problem loans beyond previously reserved offices.
- Higher rates weaken capital flexibility: watch securities losses, the common-equity capital ratio and any reduction in repurchases.
What would change my mind
Two consecutive quarters of net interest income below the fourth-quarter 2026 guidance level, despite growing loans, would invalidate my funding-and-repricing thesis.
